What building in Lomita actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Lomita and throughout South Bay.
Lomita sits on flat South Bay terrain, and that level ground makes staging equipment and moving materials around a job site straightforward compared to the hillside neighborhoods a few miles north. The housing stock here runs heavily toward single-family homes built from the 1940s through the 1960s, so if you are opening walls or adding square footage, expect to find older wiring, galvanized supply lines, and framing techniques that predate current standards, all of which add scope to what looks simple on paper. The soil in this part of the South Bay tends toward expansive clay in spots, so a foundation assessment before any addition or ADU is a practical first step rather than an afterthought. Lots are typically modest and rectangular, which keeps setback math manageable, though alley access and tight side yards can limit where a concrete truck or excavator can work, and that affects your sequencing from the start. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Lomita
- 1950s post-war tract ranch houses on narrow rectangular lots
- 1960s stucco box homes with attached single-car garages
- mid-century California bungalows with original wood-frame construction
- 1970s split-entry homes on sloped lots near the Palos Verdes foothills edge
- older duplex and income-property conversions along main corridors
- 1940s wartime-era cottages with minimal setbacks and compact footprints
Worth settling before you start
- expansive clay soil common to the South Bay that shifts seasonally and affects foundation and flatwork
- aging galvanized or cast-iron plumbing in pre-1970s homes that may need full replacement before interior work begins
- shallow lot depths that limit rear additions and affect where utilities can be rerouted
- marine-layer moisture and salt air exposure that accelerates wood rot and exterior coating failure

Real feedback from homeowners across Los Angeles County.
“We bought our townhouse in April 2021. We did not like the layout of the kitchen because of the wall separating the kitchen to the rest of the house, and having the laundry in the kitchen was not normal to us. So we contacted 3 contractors to give us a quote. The quotes we got were about the same price, but we felt connected to Tal because he seemed like a good guy and he has a daughter the same age of ours (personal reasons). He estimated 4-6 weeks completion time. It took about 8 weeks to complete after a couple upgrade requests. The end result is phenomenal. We received compliments from our guests on how beautiful our kitchen now looks like. Here's our honest feedback. Pros: fair pricing, Tal would go out of his way to pick up materials from Home Depot for us, he's humorous, he follows up, and he tries to work with us to stick to our design. Cons: there were days without activities. Majority of the workers, except for handyman Marlon and his dad (painter), are subcontractors so you're at the mercy of their availability. There were a few minor flaws with the project, but we told Tal about it and he fixed it. Overall, we're happy customers and we recommend T&N Remodeling for kitchen remodeling.”

“T&N Remodeling helped me remove the wall between my living room and kitchen for an open concept feel, add a shear wall, redo some drywall, as well as some plumbing. Like any big project there were a few issues but Aiden is a great communicator and made sure any issues I had were rectified. In the end, everything turned out great and up to my very high standards. Thank you Aiden!”
