What building in Hermosa Beach actually involves
We build around what this area actually demands, starting with the housing stock itself: Beach bungalows and cottages on narrow lots. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Hermosa Beach and throughout South Bay.
Building or remodeling in Hermosa Beach means working on a narrow coastal flat where lots are small, streets are tight, and getting a concrete truck or a dumpster positioned without blocking traffic takes real planning before the first tool comes off the truck. The housing stock runs heavily toward mid-century wood-frame construction, much of it built in the postwar decades when the beach towns filled in fast, so opening walls often reveals older wiring, galvanized supply lines, and framing that predates current shear requirements. Salt air and marine moisture are constant factors here, and material choices matter accordingly: bare steel corrodes quickly, certain wood species hold up far better than others, and any exterior finish that traps moisture rather than shedding it will fail ahead of schedule. Lot coverage and height limits in a dense beach community like this affect what you can realistically add or alter, so it is worth confirming the specifics locally before a project scope gets too far along. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Hermosa Beach
- 1920s to 1940s beach bungalows on narrow 25-foot-wide lots
- post-WWII single-story stucco cottages with flat or low-pitch roofs
- 1970s to 1980s three-story walk-streets townhomes
- contemporary multi-level new builds maximizing height limits on small parcels
- duplex and triplex income properties from the mid-20th century
- craftsman-influenced beach cottages with front porches facing walk streets
Worth settling before you start
- sandy, low-bearing-capacity soil requiring engineered foundations on most remodels
- salt air corrosion affecting metal fasteners, windows, and exterior finishes throughout the build
- tight lot widths and zero or near-zero side setbacks limiting staging and material access
- original knob-and-tube or early aluminum wiring common in pre-1960s stock that must be assessed before walls open

“We hired T&N Remodeling to remove our fireplace, chimney, and rock wall. Tal is very easy to work with. He was very good at keeping us informed ever step of the way. Sent us pictures as the project progressed. They finished ahead of schedule and did a great job! We will hire them again to do our next project. Thank you, Tal, for making it so easy.”

“I recently purchased a fixer and wanted to gut and remodel one bathroom which included removing a hall closet to expand the shower, which was built for The Slender Man apparently, but I digress. I got three quotes when trying to find a contractor to do the job and this was my first indication that Aiden and T&N were a step above the rest. The other quotes came in the form of a price estimate through a text message, nothing more. Aiden completed a full scope-of-work in the contract, while paying attention to my wants and needs for the project. He presented the SOW and contract in a branded folder with additional forms and instructions. He set the expectation of what materials I needed to purchase and what he would supply at the onset and pointed me in the direction of where to procure high quality materials at a good price. If I had questions about pricing or materials, he was available via phone, text or facetime to consult and let me know if I should purchase it or if he could find a better price for similar product. Once the work began, it proceeded very quickly (tile showers take forever so buckle up) and Aiden handled all the coordination from start to finish. His team was thorough and polite while on site, answering all my questions and taking my requests or suggestions into consideration. End result- The bathroom looks f*cking amazing!!! I couldn't be happier. I'm a real estate agent so I work with a lot of different contractors and I can tell you most of them are horrible. T&N pays attention to the business and customer relations aspects, not only the work to be done and that means a lot to me. I have, and will continue to, refer all my clients needing construction to T&N.”

“We worked with T&N to remodel two bathrooms and they turned out beautiful. They got the work done on time and on budget and we love our bathrooms. The tile work and finish work was great and Tal and his team were very fantastic to work with and addressed any issues that came up. Everyone compliments us on the bathrooms and can't believe how T&N was able to transform our old dated bathrooms into such amazing spaces.”
