What building in Lakewood actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Lakewood and throughout Long Beach area.
Lakewood sits on flat, former agricultural land in the Long Beach area, and that level terrain makes site access and staging relatively straightforward compared to hillside work, but the sandy and alluvial soils common to this part of Los Angeles County can shift over time, so a soil report is a reasonable early step before any foundation work or room addition. The housing stock is largely mid-century tract construction from the late 1940s through the 1950s, which means you are likely dealing with original slab foundations, aging galvanized plumbing, knob-and-tube or early Romex wiring, and stucco exteriors that have been patched and repainted through multiple ownerships. Lots tend to be modest and fairly uniform, with attached garages oriented to the street and limited side yard clearance, which affects how materials get moved and where equipment can sit during a remodel. The climate is mild and coastal-influenced enough that thermal loads are not extreme, but the region does sit in seismic country, so any structural work on these older frames should account for the fact that mid-century construction predates modern shear requirements, and it is worth confirming locally what retrofit standards apply to your specific project. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Lakewood
- 1950s post-war tract ranch homes on slab foundations
- 1950s minimal traditional homes with original single-car garages
- mid-century California ranch with low-pitched roofs and wide eaves
- 1960s tract homes with wood-paneled interiors and jalousie windows
- post-war two-bedroom stucco cottages on narrow 50-foot lots
- early 1960s split-entry homes with attached garages facing the street
Worth settling before you start
- expansive clay soil movement under concrete slabs common to the Long Beach plain
- original 1950s galvanized plumbing and knob-and-tube wiring still present in many unupdated homes
- tight uniform lot lines limiting side-yard access for equipment and material staging
- flat roof drainage paths that must be maintained when adding square footage or raising rooflines

Real feedback from homeowners across Los Angeles County.
“We bought our townhouse in April 2021. We did not like the layout of the kitchen because of the wall separating the kitchen to the rest of the house, and having the laundry in the kitchen was not normal to us. So we contacted 3 contractors to give us a quote. The quotes we got were about the same price, but we felt connected to Tal because he seemed like a good guy and he has a daughter the same age of ours (personal reasons). He estimated 4-6 weeks completion time. It took about 8 weeks to complete after a couple upgrade requests. The end result is phenomenal. We received compliments from our guests on how beautiful our kitchen now looks like. Here's our honest feedback. Pros: fair pricing, Tal would go out of his way to pick up materials from Home Depot for us, he's humorous, he follows up, and he tries to work with us to stick to our design. Cons: there were days without activities. Majority of the workers, except for handyman Marlon and his dad (painter), are subcontractors so you're at the mercy of their availability. There were a few minor flaws with the project, but we told Tal about it and he fixed it. Overall, we're happy customers and we recommend T&N Remodeling for kitchen remodeling.”

“Tal and his team came to my home and designed a functional kitchen that has now added value to our home. He kept us informed throughout the project on who was coming into our home to do work and ensured that he kept us informed of any changes. The project finished under budget and on time. We are very satisfied with the end result and would highly recommend this company to anyone.”
