What building in Woodland Hills actually involves

We build around what this area actually demands, starting with the housing stock itself: Single-story postwar tract ranch homes. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Woodland Hills and throughout San Fernando Valley.

Woodland Hills sits in the western end of the San Fernando Valley, where the flat valley floor meets the rising terrain of the Santa Monica Mountains to the south and the Simi Hills to the west, so depending on where your property falls, you may be dealing with a level pad on expansive clay soil or a sloped lot that requires retaining work and careful drainage planning before any foundation or addition can move forward. The housing stock here runs heavily toward ranch-style homes built from the late 1950s through the 1970s, which means aging electrical panels, galvanized or cast-iron drain lines, and original slab foundations that may need assessment before a kitchen gut or room addition begins. Summers push temperatures well into the triple digits inland, which affects material choices for roofing, stucco, and exterior wood, and the area sits in a high fire hazard zone, so exterior finishes, vents, and attic assemblies are worth confirming locally before you spec them out. Lot access can vary considerably, with some streets in the hillside neighborhoods too narrow for a standard concrete truck or boom lift, which changes how you stage materials and sequence the work. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.

Common in Woodland Hills

  • 1960s to 1970s ranch-style tract homes on wide flat lots
  • 1980s to 1990s stucco Mediterranean two-stories in gated hillside communities
  • post-war minimal traditional cottages near Ventura Boulevard
  • split-level homes built into the Chalk Hills footprint
  • contemporary infill builds replacing older single-stories on oversized parcels

Worth settling before you start

  • expansive clay soil movement and its effect on slab foundations
  • hillside lot grading and retaining-wall requirements before any addition footprint is set
  • aging galvanized or cast-iron supply lines common in pre-1975 stock
  • wildfire-interface zone designation and its bearing on roofing and vent materials

Real feedback from homeowners across Los Angeles County.

T&N Remodeling was very communicative and upfront throughout our entire project, from permitting to the final inspection. We started working together on our house expansion during the pandemic, but it did not stop them from working efficiently and safely to get us into our house as quickly as possible, even with setbacks from the city in the process. We would absolutely refer them to anyone looking for a contractor on any expansion or remodel.

Top line, T&N Remodeling should be your first call for Contracting services. After more than a couple of underwhelming to problematic experiences with past contractors on home projects (issues varied from really, really poor communication to rising costs and unfinished and incomplete projects that differed from the agreed upon plans), we decided to take a recommendation from our neighbors, many of whom had used T&N. In short, they were right. Idan and his crew were efficient, courteous and communicative. I always knew what was happening and why and Idan took personal responsibility to make sure everything was done to his very high standard. They went to great personal lengths to meet deadlines and held subcontractors accountable when they tried to change terms. I am not easy to please but they truly went above and beyond. I could not be more pleased with the quality, cost and efficiency of their work. And when you are doing a home project, what more can you ask for. Call these men. Hire them. You won't be sorry

Idan worked with my wife and I to do a significant amount of work on our west side home, including a new kitchen, master closet, siding, doors, garden, solar panels, and electrical wiring. He was always responsive, generally on top of things, and was flexible as we modified our plan along the way. The original price estimate was close to the final total, minus the additions we requested during the job. I would recommend T&N!
