What building in Topanga actually involves
We build around what this area actually demands, starting with the housing stock itself: Mid-century vacation cabins on small, steep lots, often added onto in stages. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Topanga and throughout Santa Monica Mountains.
Building or remodeling in Topanga means working in steep, narrow canyon terrain where the Santa Monica Mountains dictate almost every decision on a job. Soils here tend to be shallow over bedrock in some spots and expansive clay in others, so foundation work often requires a geotechnical assessment before you can commit to a design, and retaining walls are a routine part of any significant grading or addition. The housing stock is a mix of older cabins, mid-century structures, and owner-built homes that were put up incrementally over decades, which means you frequently open a wall and find unconventional framing, undersized members, or systems that were added without a clear plan. Access is a real constraint too, since many lots sit off winding single-lane roads where getting a concrete truck, a crane, or even a full-size flatbed to the site requires advance coordination and sometimes smaller equipment than you would use elsewhere. Fire risk in this area also shapes material choices and site work in ways worth confirming locally before you finalize a scope. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city. Topanga sits in or near a mapped high fire hazard area, which changes the exterior assembly. Roof class, vent screening, eave and soffit detailing, siding, and glazing all get specified for ember exposure, and defensible space around the structure is part of the plan rather than an afterthought. Confirm the current mapping for your parcel with your local fire authority before design starts.
Common in Topanga
- 1960s and 1970s owner-built wood-frame cabins
- mid-century A-frame retreats on steep canyon lots
- rustic post-and-beam ranch houses from the 1950s
- adobe and rammed-earth homes built during the back-to-land era
- contemporary passive-solar hillside residences
- repurposed artist studios converted to full-time dwellings
Worth settling before you start
- fire-zone construction requirements given wildland-urban interface designation
- slope stability and expansive clay soil behavior before any foundation or grading work
- septic system capacity and location relative to proposed additions on non-sewered lots
- access road width and weight limits affecting material delivery to remote parcels

“My next door neighbor for many years referred us to t&n remodeling with a bunch of complaints about how this company operates. We Needed to remove a structural wall and bring our kitchen to the new code, some plumbing relocations and adding a water line, electrical and meter box upgrade. The process with t&n was pretty smooth, we got daily updates in our chat group, workers were on time and respectful' meaning good preparation and covering, wearing masks and cleaning in the end every day I really appreciated that. It was a promise to finish before new year and they did it! We are recommending to work with them because all the reasons we described above and the high standards they are setting up in their jobs. Looking forward working with Aidan and Tal un the future, happy new year guys”

“My wife and I wanted to remodel our bathroom at the beginning of 2022. I started looking in January but soon realized it was way too early. Jump to August/September and we were ready. I sat down with at least 10 different contractors. The prices varied from 15k(too low), to 65k(too high). All the others were right in the middle. The thing that made us go with T and N was Tal's layout design. We gave him an idea of what we wanted and he threw a couple ideas at us. All the other contractors said it wasn't possible. We went with Tal and co. And we were off to the races. His project manager Issac was the contact person. Fast forward to now and we are really happy with our bathroom. His main worker(Victor) was great with the tile work. And Mario(Painter/drywall) was also phenomenal. There were a handful of bumps along the way, but they were handled. I will say this, I wish his communication was a little better with us. But again, we Love our bathroom. We will be doing another big backyard/garage remodel next year, and will keep T&N in our mind.”

“The entire T&N family is absolutely amazing! Aidan was our point person, and from brainstorming remodeling designs to the last finishing touch, he provided tremendous and support. We were a bit nervous to approach remodeling our house, but with their help we felt confident about our design choices and get compliments on our house all the time! Our neighbors have even started remodeling, and their going with T&N. Will definitely be keeping them in mind for renovations on our other properties!!”
