What building in Tarzana actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story postwar tract ranch homes. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Tarzana and throughout San Fernando Valley.
Tarzana sits in the flat interior of the San Fernando Valley, which means you are working in a hot, dry climate where summer temperatures regularly push well past what coastal crews are used to, and that heat matters for concrete curing schedules, adhesive performance, and how long your crew can push through an afternoon pour. The housing stock runs heavily toward mid-century ranch homes on generous rectangular lots, so additions and ADUs are common, but older foundations and original framing from the 1950s and 1960s often turn up undersized by current standards once walls open up. Soil in the Valley floor tends toward expansive clay in many areas, which means slab work and foundation repairs deserve a close look before you commit to a scope, since seasonal shrink-and-swell movement can quietly compromise flatwork and stem walls over decades. Lot access is generally straightforward compared to hillside neighborhoods, but alleys are common behind many blocks, and staging materials or a dumpster often works better off the alley than the street, so it is worth confirming what your specific parcel allows before the job starts. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Tarzana
- 1950s and 1960s ranch-style tract homes on wide flat lots
- 1970s California split-level homes on sloped Ventura Boulevard-area parcels
- mid-century modern single-story homes with post-and-beam construction
- 1980s stucco Mediterranean revival homes in gated cul-de-sac subdivisions
- post-Northridge-retrofit two-story family homes with visible cripple-wall reinforcement
- custom hillside homes on the Santa Monica Mountains foothill edges with irregular lot lines
Worth settling before you start
- expansive clay soil common in the valley floor that shifts seasonally and affects foundations and flatwork
- aging cast-iron or galvanized supply lines in pre-1970 homes that may need replacement before finish work begins
- hillside lot grading and drainage direction relative to neighbor parcels and existing retaining walls
- attic insulation and HVAC sizing given the inland valley's wide temperature swings between summer heat and winter nights

“We hired T&N Remodeling for a complete renovation of our 3,100 sq ft home and the results were beyond anything we expected. The project included a full kitchen remodel, new flooring throughout the house, and three fully renovated bathrooms -- basically a total transformation from top to bottom. From the very beginning, the team was professional, organized, and extremely knowledgeable. They helped us with design ideas, walked us through every step of the process, and always made sure we were comfortable with the timeline and budget. Communication was excellent -- we always knew what was happening and what the next phase would be. The kitchen came out stunning, with a beautiful large island, custom cabinets, and high-quality finishes. All three bathrooms look like something out of a magazine -- clean tile work, great waterproofing, and modern fixtures. The flooring throughout the house completely changed the feel of the home and tied everything together perfectly. What really stood out was their attention to detail and how clean and respectful they were of our home during construction. Inspections passed smoothly, and the final results were flawless. If you're looking for a trustworthy contractor for a full home remodel, kitchen, bathrooms, or major renovation, I can't recommend T&N Remodeling enough. They truly care about their work and their clients.”

“Our kitchen remodel is complete! Aiden and his team were fast and reliable. We now have our dream kitchen, and upgraded several bathrooms in our home. The kitchen backsplash is a dream, and the craftsmanship with the tile is above excellent. Thank you T&N, we'll be enjoying family time in our kitchen for many years to come!”

“We debated whether or not to start a kitchen/home renovation during the holidays. But the next few months were going to be "quiet" at work so we thought, what the heck. We started the interview process in October and met with three different contractors. Off the bat Idan, with T&N, was the only person who showed up on time and texted prior to arriving. Communication is key for me, both personally and professionally, so those were huge brownie points. Idan provided great ideas and attainable solutions to our vision. So much so that what started as a simple kitchen renovation turned into a full home rework (kitchen, bathroom, floors, bedroomsm office). Everything went like clockwork; demo, floors, walls, ceilings, fireplace, paint, kitchen and touch ups. Idan provided nightly updates as to who was arriving the next morning, at what time, what we needed to do to prepare, etc. He really cared and took our opinions and suggestions to heart. We could not have asked for a more streamlined process. At times, we felt like he was our Genie...ask and you shall receive. After 8 weeks, we have a new house and could not be happier. We recommend T&N Remodeling with reservation!”
