What building in Stevenson Ranch actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Stevenson Ranch and throughout Santa Clarita Valley.
Stevenson Ranch sits in the hills above the Santa Clarita Valley, and most of the housing stock went up in the 1990s and early 2000s as part of large planned communities, so you are generally working with tract homes built to that era's standards, on graded pads that can vary quite a bit in how they were cut and filled. The hillside lots mean slope, retaining walls, and drainage are real considerations on almost any exterior project, and the expansive clay soils common to this part of Los Angeles County can move seasonally in ways that affect foundations, flatwork, and anything tied to the ground. Summers here are hot and dry, winters bring occasional frost and the periodic high winds that funnel through the valley, so roofing, stucco, and exterior assemblies need to be specified with that thermal and wind exposure in mind. Access on the narrower hillside streets can be tight for material deliveries and equipment, and HOA covenants cover many of the neighborhoods, so confirming what exterior changes require approval before you start is worth doing early in the planning process. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Stevenson Ranch
- 1990s two-story stucco tract homes in planned HOA communities
- early 2000s Spanish-tile-roof production homes on graded hillside lots
- late 1990s three-car-garage suburban colonials along ridge-line streets
- 2000s Mediterranean-influenced move-up homes with rear-yard slope transitions
- 1990s single-story ranch-style homes on flatter valley-floor parcels
- early 2000s gated-community executive homes with stacked-stone exterior accents
Worth settling before you start
- expansive clay and fill soil behavior on graded pads from original 1990s mass grading
- HOA architectural review requirements governing exterior materials, colors, and roofline changes
- steep rear-yard slope setbacks and retaining wall conditions common to hillside lots
- Santa Ana wind exposure and fire-zone designation affecting roofing material and vent specifications

“We found Aiden / T&N Remodeling on Yelp after going through quite a few profiles. So glad and lucky we did, he was available very quickly to come give us a bid on opening up and remodeling our kitchen. This was in December as we were getting close to the Christmas/NYE holiday break and we were surprised that Aiden was able to mobilize his crew right away to start the project quickly before Christmas. Working with Aiden was a delight, he frequently stopped by the site to check on workers and also helped with design ideas throughout the process. Aiden is so on top of things that we had contracted our kitchen cabinets (before meeting him) with someone else and this contractor had some delays but Aiden helped us stay on track by routinely checking to make sure our cabinet contractor was speeding things up so Aiden could finally complete the kitchen remodel within our desired initial timeframe. This is great, especially in a world in which the client is the usually the only one pushing everybody to complete. In this case it was T&N who also helped making staying on track a priority, much like having a mother make sure you finish your homework ;). Incredible accountability, reliability, speed of completion, ability to handle entire remodels (has all the tradespeople you need!), good pricing,... and on top of this a great personality with a cute sense of humor. As real estate agents specializing in helping our clients identify & purchase homes with strong upside potential, we are happy to add Aiden and T&N Remodeling in 2022 to our team of trusted contractors to continue to help them with their pre-sale or post purchase remodel needs.”
yelp review
“We had an excellent experience working with Tal and Noy from T&N Remodeling on our complete home remodeling project. From the very beginning, they handled everything professionally and made the entire process much easier than we expected. They helped us with design ideas, architectural plans, permits, and city inspections, and managed the project from start to finish. Their knowledge of construction and the permitting process was extremely valuable, and they guided us through every step. The team was organized, responsive, and always kept us updated. The quality of the work and attention to detail really show in the final result. It’s clear that Tal and Noy take pride in their work and care about delivering a great outcome for their clients. If you’re looking for a contractor who can manage a full remodeling project from concept and planning all the way through completion, we highly recommend T&N Remodeling.”
