What building in Reseda actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story postwar tract ranch homes. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Reseda and throughout San Fernando Valley.
Reseda sits on the flat valley floor of the San Fernando Valley, and that inland position shapes almost everything about how construction work goes here. The soil tends to be alluvial and expansive, meaning it swells and shrinks with moisture changes, so footings and slabs need to account for movement that coastal sites rarely see at the same scale. Most of the housing stock dates from the postwar decades, roughly the 1950s through the 1970s, which means you are likely dealing with original slab foundations, aging galvanized plumbing, knob-and-tube or early aluminum wiring, and roof framing sized to older load standards that did not anticipate today's heavier tile or solar installations. The lots are generally rectangular and grid-aligned, which helps with access and staging, but older homes here often have tight side yards and detached garages at the rear that complicate running new utility lines or adding square footage without careful planning. Summers in the valley run genuinely hot, so HVAC sizing, attic ventilation, and insulation choices matter more than they would closer to the coast, and any exterior work needs materials that can handle sustained heat rather than just occasional warm spells. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Reseda
- 1950s and 1960s ranch-style tract homes on wide rectangular lots
- post-war stucco box houses with low-pitched roofs
- 1970s wood-frame duplexes and small apartment fourplexes
- mid-century modern split-levels with attached garages
- 1940s minimal traditional cottages with original hardwood floors
- 1980s and 1990s stucco infill single-family homes on subdivided parcels
Worth settling before you start
- expansive clay soil that shifts seasonally and affects slab foundations
- extreme San Fernando Valley summer heat loads on attic insulation and HVAC sizing
- aging galvanized or cast-iron supply lines common in pre-1970 construction
- shallow rear setbacks and alley-adjacent lot lines that limit addition footprints

“When my husband I purchased our house my condition was to remodel the shower before we move in. After we interviewed a several we found T&N remodeling. I was impressed by the beautiful projects and the happy customers all over. My meeting with Aidan was very successful, he was the very creative, professional camper to other ones interviewed. The communication was great, he met our needs, the price was fair and the workers was very professional, they worked every day and both showers till they got it done. They handle the city inspections successfully. I'm pleased with the amazing work that have been done, looking forward to working with this company again!! Thank you Aidan and thank you T&N remodeling for the shower of my dreams, see you guys in few months for my kitchen remodeling.”

“Great work. Quick and finished on time despite extra work needing to be added to a 4 day job. Finished early and with the least amount of fuss for me. I must add that Marlon and Alessio were very respectful of my space and time. Great job. Would recommend.”

“We found Aiden / T&N Remodeling on Yelp after going through quite a few profiles. So glad and lucky we did, he was available very quickly to come give us a bid on opening up and remodeling our kitchen. This was in December as we were getting close to the Christmas/NYE holiday break and we were surprised that Aiden was able to mobilize his crew right away to start the project quickly before Christmas. Working with Aiden was a delight, he frequently stopped by the site to check on workers and also helped with design ideas throughout the process. Aiden is so on top of things that we had contracted our kitchen cabinets (before meeting him) with someone else and this contractor had some delays but Aiden helped us stay on track by routinely checking to make sure our cabinet contractor was speeding things up so Aiden could finally complete the kitchen remodel within our desired initial timeframe. This is great, especially in a world in which the client is the usually the only one pushing everybody to complete. In this case it was T&N who also helped making staying on track a priority, much like having a mother make sure you finish your homework ;). Incredible accountability, reliability, speed of completion, ability to handle entire remodels (has all the tradespeople you need!), good pricing,... and on top of this a great personality with a cute sense of humor. As real estate agents specializing in helping our clients identify & purchase homes with strong upside potential, we are happy to add Aiden and T&N Remodeling in 2022 to our team of trusted contractors to continue to help them with their pre-sale or post purchase remodel needs.”
