What building in Monterey Park actually involves
We build around what this area actually demands, starting with the housing stock itself: Craftsman bungalows from the 1910s and 1920s. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Monterey Park and throughout San Gabriel Valley.
Monterey Park sits on relatively flat to gently rolling terrain in the western San Gabriel Valley, which means most lots are accessible without the steep-grade headaches you find in hillside communities nearby, but the area's expansive clay soils can shift seasonally and tend to push back on foundations, so soil conditions are worth testing before any significant addition or ADU pour. The housing stock leans heavily toward mid-century single-family homes built through the 1950s, 60s, and 70s, and many of those houses carry original electrical panels, cast-iron drain lines, and older framing that reveals itself the moment walls open up, so budget for what you cannot see until demo day. Summers run hot and dry this far inland, and that thermal load matters when you are sizing HVAC for an addition or specifying roofing materials that will take full afternoon sun without a coastal breeze to help. Lots here tend to be modest in width with alleys running behind many blocks, which can actually work in your favor for staging materials and bringing in equipment without blocking the street for the whole job. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Monterey Park
- 1950s and 1960s ranch-style tract homes on flat interior lots
- 1970s stucco apartment conversions and small multi-family duplexes
- post-1980s two-story infill homes on narrow subdivided lots
- 1940s minimal traditional cottages with detached garages
- late 1980s to 1990s Mediterranean-influenced single-family homes
- early 2000s townhouse clusters near Garvey Avenue corridors
Worth settling before you start
- expansive clay soils common across the San Gabriel Valley floor that shift with seasonal moisture changes
- older cast-iron or galvanized supply lines in pre-1970s homes not yet replumbed
- shallow lot depths and shared side-yard setbacks typical of postwar tract subdivisions
- original single-pane aluminum-frame windows in mid-century stock that affect insulation and seismic retrofitting decisions

“As someone who genuinely pays attention to reviews on Yelp I hope my review can give peace of mind and be helpful to someone else. I've now had a series of various remodel projects done at my home and it's very rare to work with a contractor who is so on top of scheduling and making sure any issues that arise are promptly addressed. I'm not going to pretend that my bathroom remodel went perfectly -- it didn't. There were hiccups. Sometimes that happens, so thats why it's so important to work with a company that stands by their word and their work that you can trust will not leave you high and dry if there are complications. I've been burned by some other contractors and it's very frustrating and confusing when their work for you is in glaring contrast to their positive reviews. T&N, however, have proven to be a company you can count on to be very responsive, do good work, and make sure you're happy. A lot of companies out there make that claim but I can speak from experience that they truly strive to make sure you are satisfied. As I've found with all contractors I've dealt with it's always important and useful to regularly document & take pics of the work being done in case something is missed or overlooked. This is very beneficial to any construction process so that it is clear what is being done... especially when subcontractors are involved. As a bonus it's helpful to know where things are behind the walls when the work is complete so you can reference in the future when necessary... like knowing the actual location of the studs (sometimes stud finders are a pain), and where electric wires and plumbing pipes are (to know where to avoid when drilling into the wall). Throughout the process I would send T&N pics of things I wanted addressed and they would take care of them. If I could offer up some feedback for improvement it would be to encourage them to have more communication between the various guys they sub out and to be more vocal with the homeowner about what the approach will be with certain aspects. Some homeowners are totally fine with completely tuning out what is happening, but many of us like to know and stay informed so making sure to always properly explain to the homeowner what the plan for execution is would add to their devotion to great customer service. I designed my bathroom and chose all of the fixtures, sink, toilet, etc so I can't speak for them on that level, but they were able to make my bathroom look how I envisioned it. T&N's main worker Marlon is awesome. He's such a nice guy and a very hard worker and you can tell he doesn't cut corners. I really appreciated that he walked me through situations and options when an issue arose like when a pre-existing wall wasn't perfectly level that we were installing the sink vanity onto and how to properly address that while making sure it was aesthetically pleasing. My bathroom now looks awesome and I'm very happy. And it's awesome knowing that I trust they will stand by their work if an unknown issue were to arise. Thanks Tal & Aiden!”

“2 story ground up ADU done by T&N Remodeling. I loved how everything turned out..I would recommend.”
yelp review
“Nesting mode was in full effect and doing renovations around the house was probably a bit of an ambitious project for me to take on being 7 months pregnant but I'm so glad we went through with it. I wanted to renovate our bathroom, change all the floors, repaint/repair the walls through out the house. We were expecting the project to take 6 weeks but the project was completed by week 5! My family and I had a great experience working with T&N Remodeling from start to finish. The lovely husband & wife duo were easy to work with and their team were just as professional. We are very happy with the results and feel like we now live in a new house.”
