What building in La Habra Heights actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in La Habra Heights and throughout San Gabriel Valley.
La Habra Heights sits on rolling, often steep terrain in the hills above the San Gabriel Valley floor, and that topography shapes nearly every project you take on there. Soils in this area tend toward expansive clay, which means grading, foundation work, and drainage design all deserve careful attention before anything else gets planned. The housing stock leans toward larger custom and semi-custom homes on generous lots, many built from the mid-twentieth century onward, so remodels frequently involve older framing conventions, original septic systems, and long private driveways that can complicate material delivery and equipment staging. The hillside setting also means fire exposure is a real factor in how exterior materials and vegetation clearance get handled, and it is worth confirming locally what applies to your specific parcel before finalizing any scope of work. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in La Habra Heights
- 1950s and 1960s ranch-style homes on large hillside lots
- 1970s custom split-level residences built into steep grades
- Spanish Colonial Revival estates from the late 1970s and 1980s
- equestrian-oriented properties with detached barn or stable structures
- mid-century minimal traditional homes with original wood-frame construction
- 1980s and 1990s Mediterranean-influenced stucco homes on rural-zoned parcels
Worth settling before you start
- whether the lot's slope and fill soil require a geotechnical report before any foundation or grading work
- how existing septic system location and capacity will affect additions or ADU placement
- whether aging well infrastructure or water service lines conflict with planned excavation
- how fire-zone designation and defensible space requirements will shape exterior material choices and site layout

“We bought our townhouse in April 2021. We did not like the layout of the kitchen because of the wall separating the kitchen to the rest of the house, and having the laundry in the kitchen was not normal to us. So we contacted 3 contractors to give us a quote. The quotes we got were about the same price, but we felt connected to Tal because he seemed like a good guy and he has a daughter the same age of ours (personal reasons). He estimated 4-6 weeks completion time. It took about 8 weeks to complete after a couple upgrade requests. The end result is phenomenal. We received compliments from our guests on how beautiful our kitchen now looks like. Here's our honest feedback. Pros: fair pricing, Tal would go out of his way to pick up materials from Home Depot for us, he's humorous, he follows up, and he tries to work with us to stick to our design. Cons: there were days without activities. Majority of the workers, except for handyman Marlon and his dad (painter), are subcontractors so you're at the mercy of their availability. There were a few minor flaws with the project, but we told Tal about it and he fixed it. Overall, we're happy customers and we recommend T&N Remodeling for kitchen remodeling.”
