What building in Hacienda Heights actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Hacienda Heights and throughout San Gabriel Valley.
Hacienda Heights sits on the rolling eastern edge of the San Gabriel Valley, where the terrain shifts between relatively flat tract neighborhoods and steeper hillside lots that back up against the Puente Hills. If your property is on one of those grades, expect soils that can include expansive clay, which means foundation work, retaining walls, and any significant grading will call for a soils report and careful drainage planning before a shovel goes in the ground. The housing stock is largely mid-century single-family homes built from the 1950s through the 1970s, so remodels frequently turn up original wiring, galvanized plumbing, and older framing that was not engineered for current seismic loads, all of which adds scope once walls are open. The inland location means hotter summers and wider temperature swings than coastal parts of Los Angeles County, so insulation, attic ventilation, and HVAC sizing matter more here than they might closer to the coast, and it is worth confirming locally what current energy standards apply to your specific project. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Hacienda Heights
- 1960s ranch-style tract homes on gently sloping hillside lots
- 1970s split-level homes built into the Puente Hills terrain
- post-war stucco box homes from the early 1950s
- California ranch homes with original single-pane aluminum windows and low-pitched roofs
- 1980s two-story stucco colonials with tile roofs common along ridgeline streets
- hillside custom homes on irregular graded pads with retaining walls
Worth settling before you start
- expansive clay soils that shift seasonally and affect slab and foundation work
- steep rear yards requiring graded access or shoring before any addition footprint is set
- aging galvanized or cast-iron supply lines in homes built before 1975
- fire-adjacent brush zone designations that govern exterior material choices on upslope lots

“We hired T & N remodeling to remodel our two bathrooms and to change our roof. We never thought such small changes would make such a huge difference. Our home feels like new. Tal and Noy were great to work with too. They had great ideas and helped us save money where we could. Very reasonable pricing. They were so sweet, professional and always on time. I was confused about which selections to make sometimes and Noy was very helpful in choosing tiles and colors. The workers were very professional as well. My husband and I will definitely be using them again in the future when we have more projects.”

“I recently look online for different contractor to remodel my kitchen & 2 bathrooms. Tal came, showed me different projects, samples, share some ideas & give me references. He looked really professional so I choose to go with him. Since than we schedule the work kitchen & bathroom, only after finishing one bathroom he continued to the 2nd one that way I could continue live in my house. Tal & hes team kept the work area clean all the time, we didn't have any surprises, no delays- I was very happy with the process and happier from the results! My kitchen & bathrooms ended up prettier than what I expected! I suggest to everyone who looking for high quality in a good price to go with Tal (I had bad experience with contractor before & now I know who to call for my next project) Thank you so much T&N Remodeling & thank you Tal!”

“We hired Tal and Noy to do a complete remodel of a very old condo. We basically demoed the space to the studs. The project was complicated, the plans were tricky, and the inspectors were difficult. But through it all, the one constant reliable presence kept us moving forward... Tal. He and Noy understand the anxiety construction causes, and their warmth and calm demeanor carried the day. Tal helped us manage the costs by finding great vendors for jobs not included in our bid. We remodeled the kitchen, three bathrooms, two bedrooms, and the living room, so all those savings really added up. They are very good people, and do their job with integrity and respect. When you hire a contractor, you are getting into a relationship with someone, good or bad. Tal works very hard to make sure it is a good relationship. For that, I'm forever grateful.”
