What building in Glendora actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Glendora and throughout San Gabriel Valley.
Glendora sits at the base of the San Gabriel Mountains, and that position shapes nearly every project you take on here. The foothills edge means soils can shift from compacted alluvial fan material on the flatter streets to expansive or decomposed granite conditions as you move north toward the mountain face, so a soil report is rarely a formality. The housing stock skews toward mid-century ranch homes and older Craftsman-era bungalows on established lots, which means you are often working around mature trees, original cast-iron or galvanized plumbing, and older electrical panels that need attention before a remodel can move forward cleanly. Summers run hot and dry well inland from the coast, and the area sits in a high fire hazard zone along its northern edge, so roofing material choices, attic ventilation, and exterior finishes all carry real weight on anything close to the hillside, and it is worth confirming locally what applies to your specific parcel before you spec materials. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.
Common in Glendora
- 1950s and 1960s ranch-style tract homes on wide, flat lots
- 1920s and 1930s California Craftsman bungalows near Historic Downtown
- mid-century minimal traditional homes with original hardwood and plaster walls
- 1970s and 1980s two-story conventional builds with stucco exteriors
- post-1990s Mediterranean Revival homes in the foothill neighborhoods
- early split-level homes on gently sloping lots at the base of the San Gabriel foothills
Worth settling before you start
- expansive clay soil that shifts seasonally and affects slab and foundation work
- hillside lot grading and drainage direction relative to the San Gabriel foothills
- age of existing galvanized or cast-iron plumbing common in pre-1970 Glendora homes
- high-wind and ember exposure in lots backing up to the foothill wildland interface

yelp review
“As new home owners my wife and I wanted to do some work on our house. I met with 3 other contractors and I ended up picking T&N Remodeling. They weren't the cheapest but a few things stood out that ultimately helped our decision to pick them. Upon meeting Tal, he was very courteous and he actually took his time listening to all of the things we wanted to work on in our house. We didn't feel rushed. He answered all of our questions and told us that he does quality work and all of his clients end up happy. The main part of our project was to remodel our fireplace to make it into an updated fireplace with a built in entrainment area with shelves and cabinets. All of the shelves, mantle and cabinets were custom made which was another reason why we chose them. They worked with the design that we wanted and was able to customize the fireplace/entertainment system to how ever we can image it to look and also to whatever access and openings I needed for wiring. During the construction, Tal was always available and would reply back quickly. We did hit some bumps along the way but true to his word, Tal strives for quality work. He would always listen to our questions and concerns and made sure that any problems were fixed. Marlon was the main guy working on our fireplace remodeling and he was always respectful and honest. He was able to come up with solutions to the problems that we had and always listened to any questions about design and installation during construction. Overall we are glad we chose T&N Remodeling and would definitely work with them in the future.”
