What building in Diamond Bar actually involves

We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Diamond Bar and throughout San Gabriel Valley.

Diamond Bar sits in the hills of the eastern San Gabriel Valley, and most of the residential lots here reflect that: sloped grades, retaining walls, and irregular lot lines are the norm rather than the exception. The soil in much of the area is expansive clay, which moves with seasonal moisture changes and puts real demands on foundations, flatwork, and any drainage system you plan to run. The housing stock is largely tract construction from the 1970s through the 1990s, which means you are often looking at original single-pane windows, aging HVAC systems, and post-and-beam or slab foundations that may need assessment before a remodel can start. Because many homes back up to slopes or sit on cut-and-fill pads, access for equipment can be tight, and excavation work tends to require more planning than it would on a flat valley lot. Los Angeles County holds dozens of incorporated cities, and each one runs its own building department, so the submittal package, the number of plan check rounds, and the fee schedule for the same project can look different a few miles down the road. Homes in unincorporated pockets go through the county rather than a city, and the mailing address does not always tell you which one has jurisdiction, so settle that first. Your local building department can tell you which trades need separate permits, whether the lot falls in a hillside, flood, or fire hazard overlay, and whether a soils or structural report has to come in with the plans. One statewide ADU law sits under all of it, but the objective design standards layered on top are written city by city.

Common in Diamond Bar

  • 1970s to 1980s tract ranch homes on graded hillside lots
  • 1990s two-story stucco colonials in gated Country Estates enclaves
  • split-level homes built into Brea Canyon-area slopes
  • early 2000s Mediterranean-style move-up homes with tile roofs
  • single-story 1970s cul-de-sac homes with attached three-car garages

Worth settling before you start

  • expansive clay soil movement on sloped lots requiring foundation assessment before any addition
  • aging cast-iron or galvanized plumbing in pre-1985 homes
  • hillside lot drainage patterns that redirect runoff toward foundations or retaining walls
  • roof and attic ventilation sizing for prolonged summer heat combined with periodic Santa Ana wind exposure

My wife and I are currently getting renovations with Tal, Noy and team for our first home. It has only been a week and half since the start of our renovations and they are doing amazing work. Tal and Noy are very easy to speak to, easy to reach for any questions we have and great people. Their workers are just the same. For our first home and first renovations we are extremely glad we choose their team. They go above and beyond to make sure our home is how we envision it to be and that we are happy. If you need remodeling, I would highly recommend you to hire their team. Jeff & Valerie

I needed to remodel my condo in Sherman oaks, so I reached out to many local contractors, and I found Idan, who is the most thorough & pleasant contractor to deal with. He made me feel very assured that the process would go smooth. He was very helpful by providing a 3D design of my kitchen that was a big dream, for a long time. He referred me to a very nice show room that was very helpful, with many amazing choices. The end result was phenomenal, I appreciated the awareness of time, and the attention to details. In the end, no corners were cut. I would Definetly recommend Idan to my friends & family for future business.

We bought our townhouse in April 2021. We did not like the layout of the kitchen because of the wall separating the kitchen to the rest of the house, and having the laundry in the kitchen was not normal to us. So we contacted 3 contractors to give us a quote. The quotes we got were about the same price, but we felt connected to Tal because he seemed like a good guy and he has a daughter the same age of ours (personal reasons). He estimated 4-6 weeks completion time. It took about 8 weeks to complete after a couple upgrade requests. The end result is phenomenal. We received compliments from our guests on how beautiful our kitchen now looks like. Here's our honest feedback. Pros: fair pricing, Tal would go out of his way to pick up materials from Home Depot for us, he's humorous, he follows up, and he tries to work with us to stick to our design. Cons: there were days without activities. Majority of the workers, except for handyman Marlon and his dad (painter), are subcontractors so you're at the mercy of their availability. There were a few minor flaws with the project, but we told Tal about it and he fixed it. Overall, we're happy customers and we recommend T&N Remodeling for kitchen remodeling.
