What building in Solana Beach actually involves
We build around what this area actually demands, starting with the housing stock itself: Beach bungalows and cottages on narrow lots. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Solana Beach and throughout North County Coastal.
Solana Beach sits right on the coast in North County, and that position shapes almost every project you take on there. Salt air accelerates corrosion on fasteners, flashing, and any exposed metal, so material choices matter from the start, and finishes that would last decades inland may need replacement cycles measured in years here. Much of the housing stock runs from mid-century bungalows near the beach to hillside homes built on the bluffs above the Pacific, and those bluff-top lots often come with steep access, tight setbacks from the edge, and expansive soil conditions that can shift with seasonal moisture, all of which affects your foundation approach and how you stage equipment and deliveries. The coastal setting also means you are working within a layer of environmental review tied to proximity to the water and bluff faces, so confirming what applies to your specific parcel before you finalize a scope is a practical first step rather than an afterthought. San Diego County holds more than a dozen incorporated cities plus a large unincorporated area, so the building department that reviews your project depends entirely on which one your parcel falls in. Everyone here works from the California Building Standards Code and from state ADU law, but submittal format, plan check depth, fee structure, and inspection scheduling are set locally and differ from one jurisdiction to the next. Coastal, fire district, and design review each sit on top of the standard building permit, and your local building department can tell you which ones your parcel triggers. That answer can add months before a permit is ever issued.
Common in Solana Beach
- 1960s to 1970s single-story ranch homes on canyon-rim lots
- 1980s to 1990s stucco tract homes in the Solana Hills and Seascape neighborhoods
- post-Coastal Act bluff-top condominiums with shared-wall construction
- 1950s beach cottages on small lots west of the 101
- newer infill townhomes on subdivided R-2 parcels near downtown
- custom split-level homes built into east-facing canyon slopes
Worth settling before you start
- whether the lot sits on fill, decomposed granite, or expansive clay soil common to canyon-edge parcels
- proximity to the coastal bluff edge and any associated setback or geotechnical restriction on the property
- age and condition of original cast-iron or galvanized plumbing in pre-1980 cottages and ranch homes
- salt-air exposure level, which affects material selection for siding, fasteners, and window frames differently one block from the beach versus a mile inland

“I hired T&N to install vinyl floors, new LED lights, and remove the popcorn ceiling from my condo. The floors look excellent and I am satisfied with the work overall.”

“This company is simply the best. We hired Tal and Noy to do a complete home renovation on our house that had never been updated and was built in the 1950s. We worked with them from the very beginning when drawing out our floor plans for the project. Before we even paid them, they were so willing to help us and they really wanted us to have our dream home. Our house was a huge project to take on. Everything was completely gutted. In addition to having new flooring, drywall, paint, completely new bathrooms, completely new kitchen, completely new master suite, etc, we took down walls to give the house an open concept and there was so much work involved. We had done our research and received multiple quotes from countless other companies for the job, but Tal and Noy were the only ones we felt we could trust. They lived up to our expectations. If they say they are going to do something, they'll do it. I literally would call or text them every day, even late at night, asking for design advice and what they recommend, and they would always get back to me immediately. It is intimidating and overwhelming picking out materials for a home renovation that you know will be there permanently, and they helped me every step of the way. They go the extra mile for their clients. Whether they met up with us at the tile store to help us pick materials, or brought material samples to our house, they were always available to help us create our dream home. Their taste in design is impeccable. Thanks to Tal and Noy, my home is now so modern and beautiful. I am a tough critic and person who is hard to please, and can confidently say that I could not have asked for a better company to remodel my house. I cannot thank Tal and Noy enough for helping us building our dream home.”
