What building in Placentia actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Placentia and throughout North Orange County.
Placentia sits on flat to gently rolling terrain in the inland portion of Orange County, and most of the housing stock dates from the 1950s through the 1980s, which means you are likely working with post-and-beam or wood-frame construction, original single-pane windows, and older electrical panels that may need upgrading before a remodel can move forward. The soils here are largely expansive clay in many areas, so foundation work, additions, or anything that disturbs grade deserves a close look at soil conditions before you pour concrete or set footings. The climate is inland enough that summer heat loads are real, which affects decisions about insulation, attic ventilation, and HVAC sizing in a way that coastal projects in the same county do not demand as urgently. Lots in established Placentia neighborhoods tend to be modest in size with mature trees and older block walls along property lines, so access for equipment and material staging often requires some planning, and any work near those walls or existing landscaping is worth confirming locally before you break ground. Most homes here sit inside city limits, so the permit comes from your own city's building department, and the fee schedule, plan check queue, and submittal format are set locally rather than countywide. Setbacks, height limits, parking, and design review still change at the city line, even though the statute behind ADUs does not. Two questions to put to your building department before design: what scope goes over the counter versus into full plan check, and whether your parcel sits in a coastal, hillside, or flood overlay that adds review on top of the building permit.
Common in Placentia
- 1960s and 1970s tract ranch houses on slab foundations
- 1980s two-story stucco colonials in planned subdivisions
- post-1990 infill Spanish Revival homes on smaller replatted lots
- 1950s minimal traditional cottages near downtown Placentia
- attached townhome clusters from 1990s PUD developments
- single-story cul-de-sac homes built during the Bradford Avenue corridor expansions
Worth settling before you start
- expansive clay soil common across Placentia flatlands that shifts seasonally and affects foundation and flatwork planning
- original 1960s and 1970s slab plumbing often in cast iron or galvanized steel requiring assessment before any floor or kitchen work
- lot coverage limits on the compact interior lots typical of older Placentia tracts
- aging single-pane aluminum-frame windows standard in mid-century builds that affect energy and structural rough-in decisions

“As someone who genuinely pays attention to reviews on Yelp I hope my review can give peace of mind and be helpful to someone else. I've now had a series of various remodel projects done at my home and it's very rare to work with a contractor who is so on top of scheduling and making sure any issues that arise are promptly addressed. I'm not going to pretend that my bathroom remodel went perfectly -- it didn't. There were hiccups. Sometimes that happens, so thats why it's so important to work with a company that stands by their word and their work that you can trust will not leave you high and dry if there are complications. I've been burned by some other contractors and it's very frustrating and confusing when their work for you is in glaring contrast to their positive reviews. T&N, however, have proven to be a company you can count on to be very responsive, do good work, and make sure you're happy. A lot of companies out there make that claim but I can speak from experience that they truly strive to make sure you are satisfied. As I've found with all contractors I've dealt with it's always important and useful to regularly document & take pics of the work being done in case something is missed or overlooked. This is very beneficial to any construction process so that it is clear what is being done... especially when subcontractors are involved. As a bonus it's helpful to know where things are behind the walls when the work is complete so you can reference in the future when necessary... like knowing the actual location of the studs (sometimes stud finders are a pain), and where electric wires and plumbing pipes are (to know where to avoid when drilling into the wall). Throughout the process I would send T&N pics of things I wanted addressed and they would take care of them. If I could offer up some feedback for improvement it would be to encourage them to have more communication between the various guys they sub out and to be more vocal with the homeowner about what the approach will be with certain aspects. Some homeowners are totally fine with completely tuning out what is happening, but many of us like to know and stay informed so making sure to always properly explain to the homeowner what the plan for execution is would add to their devotion to great customer service. I designed my bathroom and chose all of the fixtures, sink, toilet, etc so I can't speak for them on that level, but they were able to make my bathroom look how I envisioned it. T&N's main worker Marlon is awesome. He's such a nice guy and a very hard worker and you can tell he doesn't cut corners. I really appreciated that he walked me through situations and options when an issue arose like when a pre-existing wall wasn't perfectly level that we were installing the sink vanity onto and how to properly address that while making sure it was aesthetically pleasing. My bathroom now looks awesome and I'm very happy. And it's awesome knowing that I trust they will stand by their work if an unknown issue were to arise. Thanks Tal & Aiden!”

“2 story ground up ADU done by T&N Remodeling. I loved how everything turned out..I would recommend.”
yelp review
“Nesting mode was in full effect and doing renovations around the house was probably a bit of an ambitious project for me to take on being 7 months pregnant but I'm so glad we went through with it. I wanted to renovate our bathroom, change all the floors, repaint/repair the walls through out the house. We were expecting the project to take 6 weeks but the project was completed by week 5! My family and I had a great experience working with T&N Remodeling from start to finish. The lovely husband & wife duo were easy to work with and their team were just as professional. We are very happy with the results and feel like we now live in a new house.”
