What building in Mission Viejo actually involves
We build around what this area actually demands, starting with the housing stock itself: Single-story post-war ranch tracts on slab-on-grade. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Mission Viejo and throughout Orange County.
Mission Viejo sits on rolling terrain in the Saddleback Valley, and most of the housing stock was built between the late 1960s and the 1990s as part of one of the largest master-planned communities in the country, which means you are working with tracts of single-family homes on graded pads, often on sloped lots where retaining walls, drainage, and compacted fill soil are routine concerns before a foundation or addition can be properly addressed. The inland location puts the area outside the coastal fog belt, so summers run hot and dry, and that thermal cycling takes a steady toll on roofing, stucco, and exterior wood over the decades, making exterior restoration and re-roofing common scopes of work on homes that are now thirty to fifty years old. Many lots have rear yards that step down the hillside, which means an addition or accessory structure often involves grading coordination and careful attention to drainage flow, and access for equipment can be tighter than it looks on a flat-map view. If your project involves structural work or a significant addition, confirming current local requirements early in the design phase will save you from surprises once plans are submitted. Most homes here sit inside city limits, so the permit comes from your own city's building department, and the fee schedule, plan check queue, and submittal format are set locally rather than countywide. Setbacks, height limits, parking, and design review still change at the city line, even though the statute behind ADUs does not. Two questions to put to your building department before design: what scope goes over the counter versus into full plan check, and whether your parcel sits in a coastal, hillside, or flood overlay that adds review on top of the building permit.
Common in Mission Viejo
- 1970s to 1980s tract ranch homes on slab foundations
- 1980s to 1990s two-story stucco colonials in planned HOA communities
- single-story patio homes in age-restricted Casta del Sol
- 1990s Mediterranean-style move-up homes with tile roofs and attached three-car garages
- late-1970s lakefront homes along Lake Mission Viejo with rear-facing decks
Worth settling before you start
- expansive clay soils that shift seasonally and affect slab and footing work
- HOA architectural review requirements common across nearly every neighborhood
- aging original plumbing and electrical panels in pre-1985 tract homes
- steep rear-yard slopes on hillside lots requiring grading or retaining wall assessment before any addition

“As someone who genuinely pays attention to reviews on Yelp I hope my review can give peace of mind and be helpful to someone else. I've now had a series of various remodel projects done at my home and it's very rare to work with a contractor who is so on top of scheduling and making sure any issues that arise are promptly addressed. I'm not going to pretend that my bathroom remodel went perfectly -- it didn't. There were hiccups. Sometimes that happens, so thats why it's so important to work with a company that stands by their word and their work that you can trust will not leave you high and dry if there are complications. I've been burned by some other contractors and it's very frustrating and confusing when their work for you is in glaring contrast to their positive reviews. T&N, however, have proven to be a company you can count on to be very responsive, do good work, and make sure you're happy. A lot of companies out there make that claim but I can speak from experience that they truly strive to make sure you are satisfied. As I've found with all contractors I've dealt with it's always important and useful to regularly document & take pics of the work being done in case something is missed or overlooked. This is very beneficial to any construction process so that it is clear what is being done... especially when subcontractors are involved. As a bonus it's helpful to know where things are behind the walls when the work is complete so you can reference in the future when necessary... like knowing the actual location of the studs (sometimes stud finders are a pain), and where electric wires and plumbing pipes are (to know where to avoid when drilling into the wall). Throughout the process I would send T&N pics of things I wanted addressed and they would take care of them. If I could offer up some feedback for improvement it would be to encourage them to have more communication between the various guys they sub out and to be more vocal with the homeowner about what the approach will be with certain aspects. Some homeowners are totally fine with completely tuning out what is happening, but many of us like to know and stay informed so making sure to always properly explain to the homeowner what the plan for execution is would add to their devotion to great customer service. I designed my bathroom and chose all of the fixtures, sink, toilet, etc so I can't speak for them on that level, but they were able to make my bathroom look how I envisioned it. T&N's main worker Marlon is awesome. He's such a nice guy and a very hard worker and you can tell he doesn't cut corners. I really appreciated that he walked me through situations and options when an issue arose like when a pre-existing wall wasn't perfectly level that we were installing the sink vanity onto and how to properly address that while making sure it was aesthetically pleasing. My bathroom now looks awesome and I'm very happy. And it's awesome knowing that I trust they will stand by their work if an unknown issue were to arise. Thanks Tal & Aiden!”

“2 story ground up ADU done by T&N Remodeling. I loved how everything turned out..I would recommend.”
yelp review
“Nesting mode was in full effect and doing renovations around the house was probably a bit of an ambitious project for me to take on being 7 months pregnant but I'm so glad we went through with it. I wanted to renovate our bathroom, change all the floors, repaint/repair the walls through out the house. We were expecting the project to take 6 weeks but the project was completed by week 5! My family and I had a great experience working with T&N Remodeling from start to finish. The lovely husband & wife duo were easy to work with and their team were just as professional. We are very happy with the results and feel like we now live in a new house.”
