What building in Costa Mesa actually involves
We build around what this area actually demands, starting with the housing stock itself: Beach bungalows and cottages on narrow lots. Licensed general contractor (CSLB #1063782) specializing in home remodeling, additions, kitchen and bathroom renovation, new construction, and ADUs in Costa Mesa and throughout Orange County.
Costa Mesa sits on a flat coastal terrace just a mile or two from the Pacific, which means marine air, salt-laden fog, and high humidity are constants that affect every material choice on a job site, from fastener coatings to exterior finishes to how quickly concrete cures on a cold marine-layer morning. The housing stock leans heavily on tracts built in the 1950s through 1970s, so you are regularly working with post-and-pier foundations, older stucco over wood framing, and lot layouts that were designed around single-car garages and narrower driveways than most modern equipment expects. Soil across much of the city is expansive clay in places and sandy fill in others, so it is worth confirming local soil conditions before you finalize a foundation approach on any addition or ADU. Lots tend to be modest in size and rectangular, which keeps access predictable but also means staging materials and maneuvering larger equipment often requires coordination with neighbors and careful scheduling to avoid blocking the street. Most homes here sit inside city limits, so the permit comes from your own city's building department, and the fee schedule, plan check queue, and submittal format are set locally rather than countywide. Setbacks, height limits, parking, and design review still change at the city line, even though the statute behind ADUs does not. Two questions to put to your building department before design: what scope goes over the counter versus into full plan check, and whether your parcel sits in a coastal, hillside, or flood overlay that adds review on top of the building permit.
Common in Costa Mesa
- 1950s and 1960s tract ranch houses on slab foundations
- 1970s wood-frame condominiums and townhome clusters
- post-war stucco duplexes on narrow R2 lots
- 1980s two-story builder colonials with attached garages
- mid-century Eichler-influenced flat-roof homes near the Eastside
- small-lot bungalows from the 1940s in the Mesa Verde fringe
Worth settling before you start
- expansive clay soils that shift seasonally and affect slab and footing work
- coastal marine layer moisture that accelerates wood rot in older stucco and window framing
- shallow lot depths common in postwar subdivisions that limit rear additions and accessory structures
- original single-pane aluminum windows and knob-and-tube wiring still present in pre-1960 stock

“My wife and I wanted to remodel our bathroom at the beginning of 2022. I started looking in January but soon realized it was way too early. Jump to August/September and we were ready. I sat down with at least 10 different contractors. The prices varied from 15k(too low), to 65k(too high). All the others were right in the middle. The thing that made us go with T and N was Tal's layout design. We gave him an idea of what we wanted and he threw a couple ideas at us. All the other contractors said it wasn't possible. We went with Tal and co. And we were off to the races. His project manager Issac was the contact person. Fast forward to now and we are really happy with our bathroom. His main worker(Victor) was great with the tile work. And Mario(Painter/drywall) was also phenomenal. There were a handful of bumps along the way, but they were handled. I will say this, I wish his communication was a little better with us. But again, we Love our bathroom. We will be doing another big backyard/garage remodel next year, and will keep T&N in our mind.”
yelp review
“The entire T&N family is absolutely amazing! Aidan was our point person, and from brainstorming remodeling designs to the last finishing touch, he provided tremendous and support. We were a bit nervous to approach remodeling our house, but with their help we felt confident about our design choices and get compliments on our house all the time! Our neighbors have even started remodeling, and their going with T&N. Will definitely be keeping them in mind for renovations on our other properties!!”
yelp review
“I hired T&N Remodeling Inc. for a quick remodel of my kitchen counters/backsplash and interior wall work that had to be completed within the month of December...BEFORE Christmas. Aiden guaranteed that the work would be done before the deadline and that I'd be a happy customer. Well...Promise Kept! Aiden went above and beyond to get my job done with one week to spare! Although there were a few hiccups -Aiden made sure to remedy small issues to my satisfaction and completed the work beautifully. I am very happy with the results and am glad to say that T & N delivered on everything they promised.”
